The Human Resources department in Baar is looking for a proactive and experienced Facilities Manager to oversee the operation and maintenance of our office in Switzerland. This role is responsible for managing facilities, coordinating building maintenance services, handling vendor contracts, and ensuring a safe, functional, and compliant workplace for all employees.
The main tasks and responsibilities include.
Property management
- Oversee the management and utilization of leased properties in Switzerland
- Evaluate space utilization, propose and manage improvements or expansion
- Work with architects, contractors, and vendors on space design and construction projects
- Support lease negotiations, renewals, acquisitions, and dispositions.
- Maintain and update records of facilities layouts, occupancy data, and asset documentation.
Contract and Vendor Management
- Develop, negotiate, and manage service contracts related to building operations
- Oversee vendor relationships for cleaning, security, and specialized services
- Monitor contractor performance against SLAs and compliance standards
- Conduct periodic reviews of service providers and initiate RFPs when necessary.
Facilities Operations
- Oversee day-to-day facility operations, including maintenance, repairs, and workplace safety
- Manage emergency repairs and office space improvement projects
Health, Safety and regulatory requirements
- Ensure facilities comply with health, safety, environmental, and building regulations.
- Ensure compliance with local zoning and regulatory requirements.
- Coordinate safety audits, fire drills, and emergency preparedness plans.
Financial Oversight
- Develop budgets for maintenance, renovations, and service contracts
- Analyze utility consumption patterns for cost optimization
The ideal candidate
- Bachelor’s degree in Facilities Management, Real Estate, Engineering, Architecture or related field.
- 15+ years of experience in facilities management, including real estate and contract management.
- Proven knowledge of building systems, building maintenance best practices, and health and safety requirements.
- Experience in the real state sector, with hands-on experience in market analysis, leasing negotiation, contract negotiation and property management.
- Excellent project management, negotiation, and organizational skills.
- Proficient in facilities management software (e.g., AutoCad) and Microsoft Office Suite.
- Strong interpersonal and communication skills for vendor and stakeholder engagement.
- Leadership experience managing cross-functional teams including maintenance staff, contractors, and service vendors.
- Ability to collaborate effectively with senior management, heads of department, and external partners to drive operational excellence, safety and cost efficiency.
- Fluent in English and German.
